How Godrej Properties Grew Into a Top Developer

The Godrej name has been part of Indian homes for more than a century. The group started in 1897 with locks. It later made steel cupboards, soaps and home appliances. That long record of trust carried over when the group formed Godrej Properties in 1990.

The company went public in 2010. Since then, every land deal, quarterly result and major update goes to the stock exchanges. For you as a buyer, this means the company's money matters stay open to public view.

Over the years, Godrej Properties has built in Mumbai, Pune, Delhi NCR, Bengaluru, Hyderabad, Kolkata, Nagpur and Chennai. It builds high rise flats, villas, plotted layouts and office spaces. Much of its growth now comes from buying land outright in fast growing areas. It then launches projects on that land within a short time.

Recent Business Performance

Sales numbers tell you whether buyers across India still trust a developer. Godrej Properties posted its best year in FY26, with bookings of ₹34,171 crore. The company called it a record for bookings, collections and cash flow.

The pace has carried into FY27. Bookings in the first quarter reached ₹8,651 crore, a record for any April to June period. The second quarter added ₹8,008 crore from the sale of 3,658 homes.

First half bookings for FY27 stood at ₹16,659 crore. That is 7% more than the same period last year. Chairperson Pirojsha Godrej now expects full year bookings of about ₹41,500 crore. This would beat the company's own target of ₹39,000 crore.

Profit did dip in the second quarter. It fell about 62% to ₹154 crore as costs rose. Collections still grew 31% to ₹5,318 crore. For a home buyer, steady collections matter more, since they fund the work on site.

Why Buyers Trust Godrej Properties

A brand name alone does not deliver a project. Look at a few practical signs before you trust any developer with your money.

  • Public listing: results, land deals and legal updates go to the BSE and NSE every quarter.
  • Strong credit rating: ICRA reaffirmed an AA+ rating on ₹5,250 crore of debt in September 2026.
  • Clean land deals: most new sites, including the 47 acre Chennai land, come through outright purchase.
  • Plotted experience: the company runs plotted projects in Nagpur, Bengaluru, Khalapur, Panipat and Chennai.
  • Big launch plan: launches worth over ₹32,000 crore are lined up for the second half of FY27.

These points do not replace your own checks. They do show that the developer has the money and teams to finish what it starts.

Godrej Properties in Chennai

Chennai has been a steady market for the company for over a decade. Godrej Palm Grove was its first project in the city. Godrej Azure came next at Padur, on the OMR IT corridor, with 2, 3 and 4 BHK flats.

In January 2023, the company bought 60 acres at Oragadam Junction. That land became Godrej Sunrise Estate, which the company calls its first plotted project in Chennai. It gave buyers on the west side of the city a branded choice for gated plots.

In June 2026, the company bought a 47 acre site off OMR in South Chennai. It paid for the land outright. The site can hold about 1.2 million sq.ft. of saleable area, with a revenue potential of about ₹500 crore.

MD and CEO Gaurav Pandey said buyers in South Chennai now want planned, future ready communities. That 47 acre site is now Godrej Brookstead Estate at Illalur, Thiruporur. It takes the brand's plots from the west side of the city to the OMR side.

Plotted Projects by Godrej Properties

Plots have become a key line of business for the company. Many buyers like land because they can build their own home later. Land also does not age the way a building does. A branded layout adds roads, drains, security and a clubhouse that small private layouts rarely offer.

Godrej Properties has bought large plotted sites in Nagpur, North Bengaluru, Khalapur and Panipat. In November 2025, it bought 75 acres near Nagpur for a plotted township. These deals show a clear focus on gated plots at the edges of growing cities.

In Chennai, you now get two Godrej plotted choices in two different corridors. Godrej Sunrise Estate serves the Oragadam factory belt. Godrej Brookstead Estate serves the OMR and ECR belt, close to Siruseri SIPCOT and Kelambakkam.

Godrej Brookstead Estate: The Newest Godrej Plots Off OMR

Godrej Brookstead Estate sits next to Wonderla Amusement Park at Illalur, near Eachangadu Village. The layout spans 47 acres and holds more than 950 plots. Pre-launch opened in November 2026, and the launch is planned for December 2026.

The plot sizes suit both first time land buyers and families who want a large home later.

Plot Type Plot Area Price
Cottage Plot 750 sq.ft. ₹38.99 Lakhs
Villa Plot 1,000 sq.ft. ₹49.99 Lakhs
Bungalow Plot 1,200 sq.ft. ₹60.49 Lakhs
Mansion Plot 1,500 sq.ft. ₹75.99 Lakhs
Estate Plot 1,646 to 2,400 sq.ft. ₹83.99 Lakhs to ₹1.23 Crore

The project plans a 15,000 sq.ft. Victorian themed clubhouse with a pool, a mini theatre and a rooftop café. You also get courts for tennis, pickleball, basketball and badminton. A skating rink, jogging tracks, gated entry and 24/7 CCTV round out the layout.

The OMR corridor is about 10 minutes away, and ECR is 8 km away. Siruseri SIPCOT IT Park is 15 km away, and the airport is about 30 km away. Completion and possession are planned from December 2030 onwards.

What to Check Before You Buy a Godrej Plot

Even with a trusted brand, a smart buyer runs a few checks before paying the booking amount.

  • RERA number: match the project details on the Tamil Nadu RERA portal once the number is issued.
  • Layout approval: ask for the DTCP or CMDA approval and the approved plot plan.
  • Title and patta: check the parent title, patta and encumbrance certificate.
  • Full cost sheet: get the plot price, club charges, legal fees and stamp duty in writing.
  • Payment plan: link each payment to clear work on site, such as roads or the clubhouse.
  • Site visit: drive to the site at peak office hours to judge your real travel time.

These checks protect you. A large listed developer will share most of these papers when you ask.
