Chengalpattu is a district on the southern edge of Chennai, formed on 29 November 2019. It covers fast growing suburbs like Tambaram, Guduvanchery and Kelambakkam, along with the Thiruporur belt. Its Thiruporur belt off OMR now has branded plots too. Godrej Brookstead Estate, for example, offers plots here from ₹38.99 Lakhs.

Many buyers hear the name and think only of the old town on GST Road. In truth, the district runs from Pallavaram near the airport down to Mamallapuram on the coast. This guide explains how the district is laid out and where growth is heading. It also shows you how to pick the right plot.

Much of the district falls within greater Chennai. That is why many homes that buyers call South Chennai carry a Chengalpattu address.

The Two Faces of Chengalpattu

Think of the district as two belts that run side by side towards the south.

The GST Road belt runs from Tambaram down to Chengalpattu town. It has the suburban rail line and the Kilambakkam bus terminus. It also has factory zones such as Mahindra World City.

The OMR and ECR belt runs from Siruseri down to Mamallapuram. It sits close to the IT parks on OMR and the beaches on ECR. It feels greener and calmer than the GST Road side.

Factor GST Road Belt OMR and ECR Belt
Main jobs Factories and the auto sector IT parks and tech firms
Main transport Suburban trains and buses Roads now, metro to SIPCOT soon
Typical buyer Rail commuters and factory staff IT staff, NRIs and young families
Lifestyle Busy town setting Green, coastal and calmer

Both belts are growing, but they serve different needs. If you work in Siruseri, Navalur or Sholinganallur, the OMR belt cuts your daily travel the most.

Why Chengalpattu Is Drawing Buyers

Chennai's core has little open land left. So new homes keep moving south into this district. Three things drive the shift.

Jobs close by: Siruseri SIPCOT IT Park sits in Thiruporur Taluk. Mahindra World City and the Maraimalai Nagar belt add factory jobs on the GST Road side.

Large land parcels: big developers can still buy 40 to 100 acre sites here. That makes gated layouts with clubhouses and wide roads possible.

Weekend appeal: the Mamallapuram heritage zone and the ECR beaches lie within the district. Wonderla Chennai at Illalur adds one more reason to visit.

New Roads and Rail Links in Chengalpattu

New roads and transit lines decide which villages turn into suburbs. These are the projects to track.

  • Chennai Metro Phase 2, Corridor 3: the Madhavaram to Siruseri SIPCOT line ends inside the district. CMRL has targeted the OMR stretch up to SIPCOT for 2027.
  • Peripheral Ring Road, Section V: this 27.47 km link runs from Singaperumalkoil to Poonjeri near Mamallapuram. It will join GST Road with ECR.
  • Kelambakkam and Thiruporur bypasses: TNRDC has planned six lane bypasses. OMR traffic will then skip both busy junctions.
  • Arakkonam to Chengalpattu rail doubling: this 68 km upgrade aims to improve train links on the western side.
  • Kilambakkam bus terminus: it opened at the end of 2023 on GST Road. It now handles most long distance buses to the south.

Each project cuts the time it takes to reach the city. When you shortlist a plot, check how close it is to the parts that are already done.

Thiruporur: The OMR Growth Zone of Chengalpattu

Thiruporur Taluk deserves special attention because it holds the district's IT side. It includes Siruseri, Kelambakkam, Thaiyur, Illalur and Thiruporur town. The Kandaswamy Temple at Thiruporur has drawn pilgrims for centuries.

The taluk also has good support for daily life. IIT Madras runs its 163 acre Discovery Campus at Thaiyur, a hub for large research projects. Chettinad Health City at Kelambakkam runs a large teaching hospital on OMR.

Wonderla Chennai opened at Illalur in December 2025. The park cost about ₹611 crore and has 43 rides. It was set to create about 1,000 jobs, and it is now a known landmark across the city.

In August 2026, GT Bharathi got a World Trade Center licence for a township in the district. It invited landowners along OMR from Thiruporur onwards to join the project. This mix of jobs, fun and fresh money explains why Godrej Properties chose this taluk.

What Daily Life Looks Like on the OMR Side

Life on the OMR side feels slower than in the city. Still, you get what you need. Most homes here are a short drive from shops, banks and hospitals in Kelambakkam. Big malls and IT offices sit a little further north on OMR.

Mornings are calm, and the air feels cleaner than in the city core. Many families pick this belt for open space, so children have room to play. Weekends are easy too. You can head to the beach on ECR, visit Mamallapuram or spend a day at Wonderla.

The main trade off is distance from the central parts of Chennai. A trip to T Nagar or Anna Nagar takes time. So this belt suits people who work on OMR. As the metro and new roads open, that gap will keep getting smaller.

Godrej Brookstead Estate in Chengalpattu District

Godrej Brookstead Estate sits at Illalur, near Eachangadu Village, in Thiruporur Taluk. The 47 acre layout lies right next to Wonderla Amusement Park, off the OMR corridor. It holds more than 950 plots across five types.

Inside the gates, you get a 15,000 sq.ft. Victorian themed clubhouse with a pool and a rooftop café. Courts for tennis, pickleball, basketball and badminton sit beside a skating rink and jogging tracks. Pre-launch opened in November 2026, and possession is planned from December 2030 onwards.

How to Choose a Plot in Chengalpattu

The district has thousands of layouts, and they are not all the same. Use this checklist before you commit.

  • Approval: confirm DTCP or CMDA approval. Avoid unapproved plots, even if they look cheap.
  • Title: check the patta, the chitta and a 30 year encumbrance certificate.
  • Water and drains: visit after rain and ask how storm water leaves the layout.
  • Road width: prefer wide internal roads with a direct link to a main road.
  • Office distance: time the drive to your office at peak hours, not on a quiet Sunday.
  • Developer record: a listed developer with past plotted projects lowers your risk.
